Rental property analyzer

Run the numbers on a rental before you make an offer — cap rate, cash flow, cash-on-cash, and the debt-coverage ratio lenders care about. Then print a clean one-page summary.

Thinking about buying or holding rentals? Cost segregation, entity structure, and depreciation can change these numbers a lot — let's talk.

Estimate only, for illustration — not investment, tax, or financial advice, and not a substitute for due diligence or an appraisal. Cap rate is net operating income divided by purchase price; cash-on-cash is annual pre-tax cash flow divided by cash invested; DSCR is net operating income divided by annual debt service. This is a pre-tax operating analysis: it excludes income taxes, depreciation and cost-segregation benefits, capital reserves, closing-cost financing, appreciation, and loan paydown. Mortgage payment assumes a fixed-rate, fully amortizing loan. Verify every figure independently before making an offer. Confirm with a CPA and your own advisors.
